Description

Balnacoil House Hotel is a predominantly later 19th-century Scots Baronial house with a 20th-century addition, situated on Rhu-Na-Haven Road in Aboyne. The exterior is constructed of tooled and snecked pink granite, featuring rounded reveals, crowstepped gables, and curved and chamfered angles.

The east, or principal, elevation is asymmetrical, with a recessed central bay. It has a tripartite window to the ground floor and a gabled window above. A three-storey circular entrance tower sits to the left, containing an architraved doorway and a first-floor window, along with a panelled timber door with a two-pane fanlight on the ground floor, flanked by windows. Above are windows to the first and second floors, separated by a dividing band course, topped with a crenellated parapet. To the right are a gabled bay with windows to the ground, first, and attic floors, and a modern glazed timber door with a two-pane fanlight, adjacent to a window and another attic gable window. The leftmost section has a bipartite window on the ground floor and a window on the second floor, with a further window set in the attic gable. A two-storey, three-bay harled addition extends to the outer right, featuring a central ground floor tripartite window, flanked by a window and a modern glazed timber door. Gabled windows break the eaves on the first floor.

The north elevation was not inspected in 1998.

The west elevation is also asymmetrical, presenting four bays. It incorporates a bipartite ground floor window, gabled windows with ball finials breaking the eaves to the first floor of the penultimate bays, a modern rectangular attic dormer, and a six-light canted ground floor window. A chamfered angle features a glazed ground floor opening, while a corbelled gabled window punctuates the first floor. A circular tower is present in the re-entrant angle, with tripartite ground floor windows, first-floor windows, and a gable window to a second floor, topped with a ball finial.

The south elevation, also asymmetrical, displays two bays, a gabled bay to the left featuring ground and first-floor windows, and a gabled window breaking the eaves on the first floor of the bay to the right.

The windows are predominantly small-pane upper sashes and plate glass lower sashes. The roof is covered in grey slate with lead ridges. Coped wallhead and gablehead stacks incorporate circular cans. Cast-iron rainwater goods are fitted.

The interior was not inspected in 1998.
