Description
Derelict two-storey, three-bay vernacular house situated two fields south of 10 Donaghaguy Road, Warrenpoint, County Down. This building is of interest as an evolved type of vernacular house.
The house has a pitched natural slate roof aligned north-south with rendered brick chimneys to each gable and one to the party wall between the first and second bays. Three wall-head dormers feature on the front pitch. The eaves course is advanced but rainwater goods are absent. The walls are lined render. The principal elevation faces east. The central bay contains a wind-break porch at ground floor right with a lean-to natural slate roof, now mostly collapsed; the door and right cheek are gone. To the left of the door is a single window on each floor: at ground floor, an exposed box 6/3 sliding sash with a flush concrete cill; at first floor, a larger 2/2 vertically divided sliding sash set within a wall-head dormer with pitched natural slate roof and decorative timber bargeboard. The left and right bays each have a similar window arrangement on both floors. The front elevation continues to the right as a two-storey, single-bay outbuilding detailed as part of the house but with harled random rubble walls, a doorway at ground floor right, and a small window at first floor right.
The left (south) gable of the house has lined render and is blank. The rear (west) elevation is harled random rubble. The right and central bays each have a doorway at ground level (the right one infilled) and a small 2/2 sliding sash window with slate cill at first floor; the left bay has a similar first floor window. A single-storey return formerly existed at the centre of this elevation, now roofless and partially collapsed. The outbuilding has a door opening to the first floor. The right (north) gable of the abutting outbuilding contains a large doorway with two tongue-and-groove sheeted doors at ground floor and a loading door at first floor.
A tree-lined lane from the road leads to the front of the house and the remains of a small garden with rubble walling and privet hedges.
A building is shown at this location on the 1834 Ordnance Survey map, but is not entered in the first valuation, suggesting it was a small single-storey vernacular building at that date. Its value in 1861 was £1 5s 0d, increasing to £2 5s 0d in 1870, and to £4 10s 0d in 1896. This progression indicates a major refurbishment or complete rebuild. Field evidence suggests the former course of action. The ground floor windows are small and irregularly placed, while the first floor wall-head dormer windows are more regular and larger; dormers tend to be a later vernacular feature, indicating the building was raised during this period. The house is shown in its present form on the 1901–02 Ordnance Survey map.
