Description
58 James Street, Cookstown, is an early Victorian terraced house and shop built around 1833. It was originally constructed as a single property together with the adjacent building at number 60 (now separately listed as HB09/13/011D), and forms part of a long mixed terrace along James Street. The building retains definite character and group value with its neighbours.
The structure is rectangular in plan with a two-storey main block, a two-storey return to the rear, and a single-storey lean-to. External walls to the front elevation are painted render. The ground floor features a late Victorian shopfront that has been partially altered but retains considerable interest. It comprises a central timber-panelled doorway flanked by two large single-light shop windows mounted on rendered stall risers. The shopfront is framed by two panelled timber pilasters to the edges, which are surmounted by carved scrolled timber console brackets. Above this sits a timber fascia with a projecting carved timber cornice. Despite some inappropriate alterations to the property, this shopfront remains increasingly rare for its period. The upper level has 1/1 timber sliding sash windows on painted cut stone sills, with modern signage now attached. The rear east elevation is rendered in dry dash. Cast-iron gutters appear on the front elevation, with replacement uPVC rainwater goods to the rear. The main roof is covered in artificial slate with a rendered chimney featuring profiled capping.
The two-storey return has an assortment of timber casement windows, and a modern commercial kitchen extract has been added to its east elevation. The single-storey lean-to has a timber casement window and door, with artificial slate roofing and uPVC rainwater goods.
Historical records show that in 1835 this property and its neighbour were recorded in valuation records as a single concern—an old house (rated as quality '1C+') with a flying lease arrangement over the shop. At that time it was occupied by George Hollins in the house and John Moffet in the shop. The house measured 19½ft × 21½ × 18 feet, with accommodation above the shop of 16 × 21½ × 9 feet, a return of 15½ × 17 × 15 feet, thatched offices of 46½ × 14 × 12 feet, and the shop itself 16 × 21½ × 9 feet. The rateable value of the house was £6-11-1, the shop £1-3-0, with rent of £14 and £4 per year respectively. By around 1838, the combined rateable value was noted as £11. The shop's rateable value had risen to £5-5-0 by 1859, when James McClelland held the lease directly from the Gunning/Moore estate. McClelland vacated in 1862, and the shop subsequently passed through several tenants including Andrew Bond, Peter Mullen, James Campbell, and James McVeigh. In 1880 the lease was acquired by William Morgan, who also occupied number 60. The lease subsequently passed to James McVeigh in 1928, with Margaret McVeigh recorded as leaseholder and occupant in 1936, and Madge McCorry succeeding her in 1969. The original garden fronting James Street has been removed and replaced with paving.
