Description
2 Parkmount is a three-storey Victorian mid-terrace townhouse built around 1900, located on Belsize Road north of Lisburn town centre, directly adjacent to Wallace Park. It forms part of a group of four matching townhouses of notably high quality in style, proportion and detailing—superior to most Victorian terraces of the period. As a small group, each building is integral to their collective value and setting, which is enhanced by mature trees and open green space from the adjacent park and cricket ground.
The building has a square plan form with a large two-storey rectangular rear return. The roof is natural slate with a hipped design, leaded hips, and crested clay ridge tiles. A prominent stucco cavetto cornice finished in white runs at eaves level, with a cast-iron ogee moulded gutter across the front elevation and semi-circular cast-iron guttering to the rear. Box-section uPVC downpipes, shared with the adjoining owner, serve the front. A large double-width brick chimney stack, shared with the adjoining property and positioned over the ridge line, has twelve clay pots.
The external walls are constructed in red brick laid in Flemish bond with a projecting brick plinth that changes to English Garden Wall bond at the rear return. Windows throughout are single-glazed timber 1/1 sliding sashes with horns, painted white, set within large rectangular sandstone cills. Window openings are spanned by 1½ brick flat arches with brick keyblocks topped by moulded cornices.
The principal south-facing elevation is asymmetrically arranged. The front door, located in the left-hand bay, is a timber door with four bolection moulded, raised-and-pointed panels and a rectangular fixed light above, flanked by plain pilasters. The cornice level above is decorated with egg-and-dart moulding and rises to large foliated console brackets supporting the main cornice. Access is via two stone steps. To the right is a two-storey canted bay with a shallow pitched leaded roof. This bay is distinguished by a terracotta string course and decorative panels at first-floor level, with a terracotta eaves course and corbel brick detail overhead. A single window sits directly above the door; the first-floor windows have projected brick detailing beneath their cills, and two equally spaced windows occupy the second floor with heads embedded into the large cornice at eaves level.
The left elevation abuts the adjoining building, 1 Parkmount. The rear elevation is asymmetrically arranged, dominated by a large hipped two-storey return projecting northwards from the right-hand bay and overlooking a long narrow yard. Ground-floor alterations have converted an existing rear window into a modern timber double door with cement rendered surround. A single window at first-floor level is accompanied by two uniformly arranged diminished windows at second floor, all with reduced detailing. The return itself is asymmetrically arranged with various sized openings. The rear chimney, which also serves the adjoining property, is positioned to the right over the ridge line and shows alterations to its upper brick courses. The rear elevation has uPVC rainwater goods with a tall cast-iron soil and vent pipe extending high above eaves level. A metal-framed roof light sits to the right of the chimney stack. A single-storey lean-to extension projects northwards, enclosing the yard with brick walling; an additional small lean-to coal bunker, shared with the adjoining property, stands to the left. The right elevation abuts the adjoining building, 3 Parkmount.
The small front garden lies beyond a vehicular access positioned directly in front of the terrace. The setting is significantly enhanced by views over mature trees and open green space from Wallace Park and Lisburn cricket ground, with matching terrace blocks of comparable style and quality on either side. Modern dwellings stand beyond the rear vehicular access.
Parkmount Terrace first appears on the third edition Ordnance Survey maps of 1901-02, depicted as a simple oblong row with no apparent returns, suggesting the terrace may have been incomplete or still under construction at the time. The completed terrace includes rear returns and a stable block adjacent to number 1. Annual Revisions from 1901-11 recorded all buildings as vacant in 1902, indicating they had either just been completed or were nearly complete. The landlord was Hugh G Larmor, who also occupied 'Montreagh', a larger, earlier house on the same plot, suggesting the terrace was developed as a rear addition to his own residence. Number 2 was first occupied by Mrs Major, who remained there until 1908. The property value during this period was £28, significantly lower than its adjoining neighbour, which also had a stable block. Over the first 30 years, the property saw no fewer than 10 changes in tenancy, with its value increasing once to £30 in 1922.
The external fabric remains largely unaltered. The listing encompasses the house, steps, and yard walling.
