Description

Roadside House is a two-storey three-bay vernacular dwelling with an adjoining outbuilding, located on Crewe Hill Road approximately three miles south-east of Glenavy in Ballinderry Upper. The building predates c.1830 and may have originated from an earlier single-storey two-bay hearth-lobby type dwelling, with the left bay and first floor possibly added at a later date.

The principal elevation faces east and is asymmetrically arranged, with three ground floor windows and corresponding first floor windows above. The far right ground floor window was formerly an entrance, now partially infilled with concrete blocks. A porched entrance with a lean-to corrugated roof projects from the far left. The building is constructed of lime-rendered field stone walling with evidence of brick alterations and additions. The rendered brick chimneys are still standing. The pitched roof is covered with natural slate, though this has been partially replaced with asbestos and finished with clay ridge tiles. Cast-iron rainwater goods, mostly now removed, originally drained the roof. Several window openings have been blocked up, and a timber-sheeted front door provides access.

The rear elevation is asymmetrically arranged and partially obscured by a temporary container. A single timber-sheeted door lies to the left, while the right gable end is blank. The heavily eroded lime render partially reveals the underlying stonework.

A single-storey stable-block abuts the left gable, featuring a pitched corrugated tin roof, stone walling with upper brick courses, and various openings to both east and west faces. Its south-facing gable end is blank.

The building sits directly on a narrow road, with a cobbled surface adjacent to the principal elevation. The setting is surrounded by double-height agricultural buildings and modern dwellings, with a plant yard to the rear and open rural landscape views beyond. The site lies within fertile arable land, positioned between the 100-foot and 300-foot contours.

Historical records show a building occupying the same plan form on the 1832 first edition Ordnance Survey map. By Griffith's Valuation of 1862, the house was the residence of tenant farmer James Horner, who leased it from the Marquess of Hertford. The farm was valued at £1.5s and came with over fourteen acres of farmland. The Horner family remained associated with the property throughout the nineteenth century and became owners in fee in 1894. The 1901 census records William James Horner, farmer, and his wife Catherine as residents. By that time, the house had assumed its present form with six windows to the front facade and five rooms, making it one of the larger farmhouses in the townland. The 1911 census documents seven outbuildings associated with the house: two cow houses, two piggeries, a stable, a coach house, and a fowl house.

Although the style and proportions of the building have been largely retained, alterations including the infilling of window openings and replacement of the natural slate roof detract from its vernacular character. The building is not considered to be of special architectural interest and is recorded without being formally listed.
