Description

A semi-detached two-storey house dated 1753, located on the west side of Dublin Street in Newtownstewart. It forms the right-hand part of a larger dwelling that was subdivided in 1918 to create two separate two-bay dwellings (this property at right, and 3 Dublin Street at left).

The building is rectangular on plan with a two-storey gabled return to the rear, parallel to the main house, which is abutted by a further two-storey gabled extension to the south-west. The pitched roofs are covered in natural slate (replacement to the main house) with blue and black clay ridge tiles over a timber eaves course. The chimneys are rendered with ruled-and-lined finish and have clay pots. The walls are smooth rendered, with roughcast render to the rear.

Windows are square-headed timber-framed 6/6 sliding sashes with painted masonry sills throughout. The front elevation has a replacement square-headed four-panelled timber door surmounted by a transom light, flanked to the right by a dipartite window separated by timber mullions and enclosing 2/2 sliding sash lights. The first floor contains a tripartite window with the centre light being 6/6 and side lights 1/1. The south gable is abutted by the adjoining house. The rear elevation is largely abutted by the return and extensions, with an exposed section at left containing a single window at first floor. The north gable is abutted at ground floor by a retaining wall to the churchyard of St Eugene's Church; the exposed section at first floor contains a single six-pane fixed window. The house is accessed directly from the street at east via three shared stone steps. The gardens are bounded to west and north by rubble walling that forms the retaining wall to the graveyard. Modern replacement uPVC ogee profile gutters and square downpipes have been installed.

The original building, before subdivision, was formerly a single dwelling. It appears on the 1833 Ordnance Survey map, and is first clearly documented in Griffith's Valuation and the associated Town Plan of 1856–64, where it was shown as a single building numbered 1 'Upper Street', with house offices and yard being used as a loan fund office. Historical records show various changes in occupier and valuation. By 1870, a note remarks that the offices were dilapidated. The property was subdivided in 1918 into two dwellings numbered 1A and 1B (later 1 Dublin Street and 3 Dublin Street).

The north wall of the building forms the retaining wall to the adjoining churchyard, which dates from the mid-eighteenth century, suggesting that the original structure probably remains, at least in part. The building occupies an important position at the top of Main Street and enjoys a good urban setting within Newtownstewart Conservation Area, where it has group value with 3 Dublin Street.
