7 Dublin Street, Newtownstewart

A two-storey rendered house built around 1820, located on the west side of Dublin Street near the junction with Dublin Road and Main Street. The building is situated within the Newtownstewart Conservation Area and adjoins neighbouring properties at 5 Dublin Road to the north and 9 Dublin Road to the south.

The house is rectangular on plan and faces east. It has a pitched natural slate roof with angled blue and black clay ridge tiles and half-round painted metal gutters. The walling is roughcast over a smooth-rendered plinth with a rendered cornice.

The principal east elevation is asymmetrical with a square-headed replacement timber door positioned at the left end. To the right is a single window at ground floor with a 6/6 sash window above at first floor, and a diminished 4/4 sash window to the left at first floor. All windows are painted timber sashes with square heads and rendered sills. The south gable is entirely abutted by the adjoining building, and the north gable is also fully abutted. The west elevation has been substantially altered by a modern two-storey pitched extension, with an exposed section at the left containing single modern casement windows to each floor.

The front elevation retains original style windows and nineteenth-century proportions, and contributes positively to the character of the conservation area. However, the rear has been substantially extended and most original detailing has been lost. The interior was refurbished around 1985, with little original fabric remaining.

Documentary evidence shows buildings on this site from the 1833 Ordnance Survey Map onwards. Griffith's Valuation (1856–64) identifies the property as 3 Upper Street with a house measuring 20 by 22.6 by 13.6 feet plus an addition and office, valued at £2 15 shillings and 2 pence, then occupied by Anne Porter and leased from Miss Emily Barton. Subsequent revisions track various occupiers and lessors through the nineteenth and early twentieth centuries. A 1934 valuation described the house as very poor condition, comprising a kitchen and one room on the ground floor and three bedrooms on the first floor, with water only in the yard and a dry closet.
