2 Hayes Park, Lurgan Road, Banbridge, Co Down, BT32 4PF

2 Hayes Park is a semi-detached two-bay one-and-a-half-storey house built around 1915 as part of a cul-de-sac development of twenty-eight similar dwellings designed by William Larmour of Banbridge. The houses were built by F W Hayes & Co, proprietors of the adjacent Seapatrick Spinning Mills, between 1912 and 1919 as worker and management housing. This pair, along with its neighbour at number 1, was constructed in 1915 and valued at £6 5s and £7 5s respectively, reflecting their status as "English-style" houses intended for foremen rather than ordinary workers. The rent for number 2 was 4s 6d per week and included electric light provided by the company.

The development was laid out as a garden village with a winding bitumac road on the east side of Lurgan Road, directly opposite the former Seapatrick Mills. The concept was influenced by the contemporary garden city movement, which sought to provide low-density spacious housing surrounded by green spaces. William Larmour is said to have been inspired by ideas put forward by one of the Barbour ladies of Hilden.

The original construction employed rock-face moulded concrete block walling with a projecting concrete plinth course, a steeply pitched natural slate roof with terracotta ridge tiles and decorative finial, and exposed timber rafter feet to the overhanging eaves. Timber bargeboards and cast-iron rainwater goods complete the detailing. The south elevation features a single-bay front with a projecting one-and-a-half-storey gabled projection containing a tripartite window opening to the upper floor and a three-sided canted bay at ground level with uPVC French doors and sidelights. Square-headed window openings are fitted with flush concrete lintels, flush concrete splayed sills, and uPVC windows. The west elevation is abutted by the adjoining house. The rear elevation has been augmented by a single-storey extension and garage with a single catslide dormer.

The building was substantially gutted and enlarged to the east around 2010. The east side elevation was rebuilt as a single double-height gabled elevation with simulated rock-facing cement rendered walling, which now serves as the main entrance elevation. Consequently, very little of the original fabric remains, and the integrity of the building has been greatly compromised. The house is set within a landscaped front lawn and concrete paved side yard within the cul-de-sac estate, and continues in use as a domestic dwelling. Although of historical interest as an early twentieth-century example of suburban garden village design, the property is not among the best examples of its type and does not meet the statutory and policy tests as a building of special architectural or historic interest.
