Description

Cedarville is an irregular five-bay, two-and-three-storey detached house in the International modern style, built around 1970 and situated on a large prominent site north of Bangor Road, on the outskirts of Holywood, County Down.

The building is rectangular on plan, comprising adjoining square and rectangular blocks. The rectangular block to the northeast (partially rebuilt around 2000 following a serious fire) has a single-storey extension to the rear. The square block features a recessed entrance bay to the ground floor and projects slightly to the rear. The roof is flat with felt covering and edge trims. Cast-iron ogee rainwater goods sit on projecting eaves with timber-sheeting.

The walling is painted smooth render; the square block to the southwest has a fish-scale tiled band to a slightly jettied first floor, while the northeast elevation displays stretcher-bond red and black brick. Windows are a variety of timber-framed casements.

The principal elevation faces southeast and is dominated by an almost full-height stairwell window divided by six vertical glazing bars. To its left, the first floor is cantilevered out over a tiled veranda, supported on five steel columns. The veranda leads to a glazed door flanked by large full-height plate glass windows. The ground floor extends slightly to the left with a full-height window divided by three horizontal glazing bars. The first floor has a horizontal window under the eaves with opening casements to the centre and dropped ends. To the right of the stairwell window are various plate glass windows, including a high-level horizontal strip window to each floor. The right end steps out slightly at first floor and is terminated by a brick strip.

The southwest elevation has two sets of uPVC sliding doors to the ground floor, with an elongated multi-paned window under an eaves board at first floor. The northwest (rear) elevation displays a wide variety of irregularly spaced fenestration. The right side projects and has first-floor glazed timber double-leaf doors accessed via a metal spiral staircase, with further glazed timber double-leaf doors to the ground floor. The rectangular block to the far left has attached timber decking over a single-storey flat-roof extension. The northeast elevation accommodates a garage at ground floor level.

The house is set on a large site with a lawned garden to front and rear, accessed by a curved tarmacadam driveway. A swimming pool with a freestanding pool-house stands to the rear. The property is enclosed by mature trees and hedgerow on all sides.

According to the current owner, the house was built in 1972 by local builder George McDermott, who constructed four houses on the plot, each in different styles, one of which he retained for his own use. A serious fire four years before the survey destroyed much of the north-eastern section, which has subsequently been rebuilt by the owners. Alterations and modifications, particularly to the rear, have compromised the integrity of the original design and the intended purity of line and simplicity of form.
