Description

This is a much-altered one and a half-story farmhouse, likely dating back to before 1834, though significantly renovated and extended in recent times, giving it a modern appearance. The house sits on a hillside off Rowreagh Road, south of Kircubbin.

The front, or northwest-facing elevation, features a gabled porch with a modern timber door and a large sliding sash window with a semicircular arch head and astragals. Similar sash windows without arch heads flank the porch. The northeast gable has two four-pane pointed arch attic windows. The southwest gable has a large, flat-roofed kitchen extension on the ground floor, incorporating a multi-pane PVC window and a PVC door with a smaller window. At the rear, a central, full-height, two-story gabled return features paired pointed arch windows with modern frames on both floors. A sliding sash and case window, similar to the front, is located to the right of the return. An elaborate PVC conservatory, featuring gothic tracery and finials, is attached to the return and the back of the main house. The façade is finished with a limestone chip render, with a smooth, chamfered cement plinth. The roofs, excluding the extension, are pitched with asbestos slate, and there are two brick chimney stacks. The roof overhangs at the eaves. Dormers with PVC casement windows, glazed sides, and segmental arch roofs are present on both the front and rear of the main roof, with a Velux window placed between the front dormers. The windows are predominantly PVC. Modern farm buildings are situated to the southwest.

An Ordnance Survey map of 1834 shows a house on this site, resembling the current layout but lacking the flat-roofed extension, believed to have been added around the 1960s, and the conservatory, added around the 1990s. Determining the original age is difficult due to the extensive modern alterations. While it may be substantially the same house shown in 1834, it has likely changed considerably over time.
