Description
This is a three-storey, attic and basement terrace house, built between 1770 and 1775 as part of the Rivers Street development by John Wood the Younger. It is one of a group of buildings representing an important phase in the expansion of Bath.
The front of the house is faced with limestone ashlar, while the plinth to the basement is of rubble. The rear is of a combination of ashlar and rubble. The roof is a mansard design, covered with Welsh slate, and features two ashlar chimney stacks on a coped party wall to the left.
The front elevation has three windows per floor. The first floor features six-over-nine pane sashes with horns, set within ovolo moulded architraves with friezes and cornices. These sashes have lowered, moulded stone sills supported on console brackets with cast iron balconettes. The second floor has six-over-six pane sashes in matching architraves and stone sills. The ground floor has two six-over-six pane sashes on the left, with splayed reveals and stone sills, and a six-panel door with flush beaded, fielded and glazed panels to the right, contained within a pedimented Doric doorcase with three steps leading to a pennant-paved crossover. The basement has similar six-over-six sashes and a door with six unmoulded panels, with limestone area steps and a wrought iron handrail. A more recent, 20th-century dormer window with six-over-six pane sashes has been added to the attic. A band course runs continuously with the adjacent houses at Nos. 29 and 30 Rivers Street, and a modillion eaves cornice and coped parapet are shared with Nos. 29, 30 and 31. The rear elevation has plate glass sashes, an ashlar extension to the basement and ground floor, a lead hopperhead at the eaves to the left, and an area of rendered finish imitating ashlar to the right.
The interior has not been inspected.
Attached to the front of the house are wrought iron railings and gate with decorative heads, set on limestone bases.
Rivers Street was developed in segments by John Wood the Younger using land acquired from various sources, including Sir Benet Garrard, Sir Peter Rivers Gay, and Thomas and Daniel Omer. Construction involved several Bath builders working to Wood's overall design.
