Description
Terrace of 18th and 19th century houses, restored and integrated within phase 3 of the Comyn Ching Triangle regeneration development by the Terry Farrell Partnership, 1989-91.
The building comprises a terrace of four properties (65-71 Monmouth Street) with an attached rear drum forming the southern apex of Ching Court. The terrace is constructed in red-brown brick and stock brick with red brick dressings and slate roofs. The 20th century construction elements use reinforced concrete and steel. All buildings retain timber entrances and windows, with some featuring Farrell's characteristic metal balustrades and window guards.
The facades of 65-71 Monmouth Street follow a conventional layout of two bays across four storeys with attics. Ground floor level consists of single or paired retail outlets, with offices above. Number 65 is constructed in red-brown brick with six over six pane sashes set into recesses beneath segmental red brick arches, the windows being taller on the first floor. Painted advertisement text on the brickwork records the historic trade: B. FLEGG/ ESTd.1847/ SADDLER & HARNESS MAKER/ LARGE/ STOCK /OF/ SECONDHAND SADDLERY & HARNESS/ HORSE/ CLOTHING/18, with the name B. FLEGG also applied diagonally to each side.
Number 67, in lighter brick, similarly features recessed six over six pane sashes beneath shallow segmental arches. Numbers 69 and 71, restored by Farrell, are constructed in stock brick. Number 69 has recessed two over two pane sashes with Farrell window guards in its left bay, while number 71 has six over six pane sashes; both have been given added flat-roofed dormers.
The shopfronts, rebuilt or restored by Farrell, have side-set entrances reflecting historic convention, with part-glazed doors beneath overlights. Fixed-light shop windows feature robust chamfered glazing bars above offset panelled stall risers, which have been restored rather than renewed. All shopfronts are unified by Farrell's number plates used throughout the triangle development.
Behind the four-storey street frontages, the corner plot known as St Martin's House comprises a single open space on each floor, served by a central service core with stair access from Shelton Street. Each floor provides access to the rear drum window bay.
The rear elevation forms the southern internal angle of Ching Court and abuts 11-13 Shelton Street. It comprises a glazed drum set behind colonnades, rising through five storeys with a simplified giant order at the first and second floors. The timber window and door units are facetted with bold near-flush frames painted red, featuring margin panels and top-hung overlights. On the ground and third floors these are set back behind the colonnade, while on the first and second floors they abut the piers. The canted internal bays feature robust rounded piers and simple block architraves. Each level has a rectangular steel balustrade between the piers painted dark grey or black, diminishing in size from ground to fourth floor where it becomes a shallow window guard. The attic storey has a smaller drum set back behind the coping beneath a semicircular canopy, with a full semicircular balustrade of horizontal bands.
The internal drum window bay and its architraves are of special interest. The interior beyond these elements, which was incorporated into St Martin's House in 2016, is not of special architectural or historic interest.
