Description

10 Northgate Street is a late 17th-century house of five bays and two storeys with attic, adjoining a four-bay house of similar date and scale (formerly numbered 8). Both buildings are constructed of brick with stucco applied to their main elevations. A rear wing, dating from the 17th century, is built with slender square timber framing. The building is rectangular on plan with further later extensions to the rear.

The main elevation is set on a slightly projecting plinth with a moulded cornice at the eaves. The four-bay section (to the right) contains an entrance doorway to the left, with a six-fielded-panelled door and rectangular batwing fanlight beneath a pedimented hood on console brackets. Both ranges have six-over-six sash windows. The roof features gabled dormers with side-hung timber casements and is covered in plain clay tile with brick ridge stacks. The five-bay section (to the left) has no entrance but is otherwise similar, with three gabled dormers matching those of its neighbour.

The detailing of the main elevations, including the doorcase and window treatments, reflects alterations carried out in the late 18th century, though the underlying structures date substantially from the late 17th century. Some walls towards the rear of the building appear to have survived the catastrophic fire that destroyed much of Warwick's centre on 5 September 1694. The houses were rebuilt immediately after the fire, before the end of the 17th century.

Originally substantial private dwellings, the buildings had entered commercial, professional and lodging use by 1896. In the early 21st century the houses served as offices for district council departments, alongside later 20th-century offices built to the rear.

The building has group value with adjacent listed buildings on both the east and west sides of Northgate Street.
