Northern Cottage, Buxley Cottages, Manderston House

This early 18th century cottage, part of the Buxley Cottages at Manderston House, has undergone alterations and additions in the mid-19th century and later. It is arranged as a U-shaped court, comprising a seven-bay north range, a five-bay east range, and a four-bay west range.

The north range's north elevation displays a near-symmetrical design, featuring a central segmental-arched pend (gateway) with decorative panels above, breaking the eaves of the roof, which itself has an ogeed shape topped with an ogeed lantern and a weathervane. Small windows flank the pend on each story. Further windows are positioned on each floor of the inner and penultimate bays on either side, again breaking the eaves with gabled details at the first floor. A later window has been added to the right of the intermediate bay on the right side. The ground floor of the outer bay has a bipartite window, with a first floor window above, also breaking the eaves and gabled. The south elevation of this range is of rubble construction, partly harled, and features a similar segmental-arched pend, a two-leaf door, and windows to the ground and first floors. Boarded doors are located in the inner bays on both sides, with a first floor window above the door on the right-hand inner bay and a window on the ground floor of the intermediate bay on the left. Another window is present on each floor of the outer bays, breaking the eaves and gabled on the first floor, with a further boarded door to the outer left.

The east range abuts sheds (listed separately). The west elevation of the west range is harled with droved ashlar dressings and includes a boarded door with a small square window on the left in the inner left bay, and a window in the inner right bay. Lean-to additions are present on the outer right and left sides, with boarded doors on their respective return elevations, complemented by small windows to the eaves. The east elevation of the west range contains windows to both floors of the bays to the inner right and outer right, breaking the eaves and gabled on the first floor. A modern panelled door is at ground level with a first floor window breaking the eaves and gabled on the bay to the inner left, while another first floor window with a doorway is situated to the extreme outer right.

The cottage features 12-pane timber sash and case windows throughout. The roof is slate-covered, with plain timber barge-boarding to the first floor windows, also breaking the eaves. A round-headed ventilation opening is located on the south elevation of the ogeed roof above the entrance to the court. A variety of brick and harled stacks are present, all mutual (shared) except for the wallhead stack on the south elevation of the west range.

The interior was not inspected in 1995.
