Description
The Bothy at Holland House in North Ronaldsay is an early 19th century steading with additional structures from the 19th century. It features a quadrangular layout with associated outbuildings and an L-plan Factor's house located to the southwest. The building is constructed of rubble, squared for lintels and quoins, with some areas of harl-pointing.
The steading includes a two-storey barn extending east from the southeast corner of the quadrangle, with a broad single-storey lean-to attached to its eastern gable. The eastern range of the quadrangle contains a two-storey mill or barn and an adjoining kiln to the south, along with a single-storey range extending north. The rear of this range is blank and features abutting rubble enclosures. There is also a single-storey cottage or bothy positioned at a right angle to the northern end.
The southern range of the steading is single-storey, with doors alternating with small square windows, some of which are blocked, facing north. The southern elevation opens onto the service court of Holland House. The western range is also single-storey and has two doors and three windows on its southern side. The northern range is short and closes off the court.
The bothy, located to the west across the road, is a single-storey gabled structure with a lean-to addition at the rear. It is made of harl-pointed rubble and features three boarded doors and two four-pane timber sash and case windows on its southern elevation. The roof is grey slate with a stone ridge, and it has a rubble corniced ridge stack and a gablehead stack on the eastern side, along with coped skews.
The Factor's house, also located across the road to the west and opposite the bothy, is a single-storey L-plan structure made of harl-pointed rubble. It has a boarded door in a porch at the re-entrant angle to the east, a window in the short arm to the right, and another window offset to the right in the gabled bay at the outer right. The house features a gablehead stack and a bipartite window in the long arm to the left. The rear (western) elevation has two evenly spaced windows in the gabled bay to the left and a window in the bay to the right, along with a centered boarded door in the side elevation facing south.
The windows are two-pane timber sash and case, and the house has small rooflights. The roof is made of grey and purple slate with a stone ridge, and it has rubble corniced gablehead and ridge stacks, along with coped skews. There is a small square-plan lean-to store at the southeast angle of the rubble garden wall.
The interiors of both the steading and the bothy were not seen during the inspection in 1998.
