26 Rutland Street, Edinburgh

22 Rutland Street in Edinburgh is a building designed by Archibald Elliot, with planning dating back to 1819 and construction starting in 1830, featuring later alterations and additions. It is a two-storey and attic structure over a basement, comprising the remaining southwest part of a terrace that originally had nine bays, divided into three three-bay houses that have been converted into offices. It is situated next to the former entrance screen of the Caledonian Station on the northeast and the pavilion end of the terrace at No 28 Rutland Street and No 1 Rutland Square, which are listed separately, on the southwest.

The building is constructed of broached ashlar sandstone at the basement level, with polished ashlar above and polished dressings. Notable architectural features include a band course between the basement and ground floors, a cill course at the first floor, and a string course below the cornice, topped with a coped baluster parapet. The openings are adorned with moulded architraves, and the doors are consoled and corniced. At the first floor of No 22, there are cast-iron semi-elliptical balconies featuring anthemion and palmette designs. The entrance steps and platts are made of ashlar and extend over the basement.

The principal northwest elevation has bays arranged in a 3-3-3 pattern. It features segmental-arched doorways with timber doors and three-light fanlights in the central bays at the basement, with windows flanking these doorways. Each three-bay block has a timber panelled door with a large rectangular fanlight in the bay to the left of centre at the ground floor, while the rest of the fenestration is regular. The central block has a continuous five-light modern box dormer, with similar six-light modern box dormers over the flanking blocks.

On the northeast elevation, a centrally placed stair window rises up through the returned cill course between the ground and first floors, accompanied by two closely spaced windows on the outer right at the first floor. The southwest elevation is obscured by the adjoining building, and the southeast elevation was not visible in 2000.

The building predominantly features 12-pane timber sash and case windows, with No 22 having 2-pane timber sash and case windows. The roof is covered with grey slate, and there are tall, multi-flue, coped ashlar and rendered stacks at three-bay intervals. Cast-iron rainwater goods are also present.

The interiors were not seen in 2000. The property includes spear-headed, cast-iron railings on ashlar copes, which are plain up the steps to the doors. There are also railing-mounted ornamental cast-iron lamp standards with glass globes at numbers 22 and 26.
