Description
15 Rothesay Place in Edinburgh is a terrace of townhouses designed by Peddie, Kinnear and Peddie, built between 1878 and 1879. The terrace features a unified façade of three stories and a basement, with main-door and common stair flats located behind. The basement area includes some vaulted cellars and retaining walls. The exterior is constructed from sandstone ashlar, with droved ashlar at the basement level.
The entrance platts extend over the basements, and there is a banded base course. The eaves course is bracketed and corniced. The doorways are framed with architraved doorpieces and rectangular fanlights. There is a moulded, bracketed cill course on the ground, first, and second floors. The first-floor windows are tripartite, round-arched, and feature a Corinthian column mullion, with pilasters on the sides and an entablature above. The second-floor windows have architraved surrounds.
At the first floor, stone balconies are supported by deep stone brackets and feature cast-iron railings. There are later rectangular slate-hung dormers added to Nos. 13, 14, and 15. The windows predominantly consist of plate glass in timber sash and case frames, with some multipane glazing found in No. 16. The roof is a double pitch M-section design, with a corniced ashlar ridge and gable end stacks topped with modern clay cans. The property also includes cast-iron railings on the ashlar cope edging the basement recess to the street and cast-iron rainwater goods.
