Description
19 Merchiston Place is a villa built around 1975, featuring two stories and an attic in a T-plan layout. It is located on a corner site and includes an outbuilding at the rear as well as a modern lean-to extension on the southwest side. The exterior is made of cream sandstone, squared and snecked rubble, with stugged ashlar dressings and ashlar mullions. The building has chamfered reveals, bargeboards, and king-posts at the gable ends and porch, along with timber brackets on the gables.
The southeast (front) elevation has a prominent gabled bay on the left, which features a two-storey canted window topped with a leaded half-pitched roof. There is a decorative cast-iron balcony and railing at the first-floor window. The central entrance has a moulded shouldered-arch doorway beneath a slated stone porch with a finial, leading to a panelled entrance door with a rectangular plate glass fanlight above. A small single window is located above the door. The bay to the right has bipartite windows on both the ground and first floors, with the first-floor window breaking the eaves and featuring a gabled dormer head that has a carved panel with entwined letters M and T.
On the northwest (rear) elevation, there is a gable with a shouldered coped apex stack and a narrow window to the left. The single-storey outbuilding has been much altered and includes a single window in its end gable.
The southwest (Merchiston Avenue) elevation features a gable on the right with a coped apex stack and a timber mullioned bipartite window at the ground floor to the left, along with a single window above. The left bay has a single-storey modern lean-to extension at the ground floor, with a single window above that breaks the eaves, topped by a finialled dormer head flanked by small windows.
The northeast elevation has an advanced left bay with a central apex stack that is shouldered at the first-floor level. There are two single windows at the ground floor and one at the first floor in the bay to the right, along with a narrow single-storey lean-to extension at the rear.
The windows are timber sash and case with plate glass glazing, and the roof is slate with lead flashings. The timber mullioned bipartite dormer has a dormer head on the northwest side. The building features three apex stacks and one central coped ridge stack with octagonal cans. There is a single-storey stone outbuilding with a pitched slate roof located at the northeast corner of the grounds. The interior was not seen in 1992.
The property is enclosed by a high rubble boundary wall with ashlar coping (though the railings are missing), and it has ornamental cast-iron pedestrian and carriage gates.
