Ashlea, Minister's Brae, Rothesay, Bute

Elmlea is a two-storey terrace building with an attic, designed in the Old English style by William Hunter around 1905. It features a symmetrical layout with ten bays arranged in groups of two. The exterior is finished with whitewashed harl and includes half-timbering on the first floor. There is a raised base course and overhanging eaves supported by timber brackets. The ground floor has canted windows with projecting cills, while the first floor showcases bipartite windows with timber mullions and overhanging timber canopies.

The entrance elevation, known as Beechlea, has a replacement door in the outer left bay, accompanied by an overhanging porch and a single window on the first floor. To the outer right, there is a three-light canted window at ground level, a bipartite window above it, and a quadripartite row of attic glazing centered in the gable. Ashlea and Rowanlea, which form a four-bay section, feature replacement doors at the ground level, an overhanging porch, and single windows aligned on the first floor. The outer right bay has a three-light canted window, while the outer left bay has a three-light half-cant window, with bipartite windows centered in the gables above.

Elmlea and Oaklea also consist of four bays, with similar features including replacement doors at ground level, an overhanging porch, and single windows on the first floor. The outer left bay has a three-light canted window, and the outer right bay has a three-light half-cant window, with bipartite windows centered in the gables above.

The building has predominantly replacement part-stained glazing, with stained upper sections and plate glass lower sections in the timber sash and case windows of Oaklea. The roof is covered with graded grey slate and features ornamental terracotta ridge tiling. The stacks are coped and harled, with various circular terracotta cans.

The interiors were not seen in 1996. The boundary walls consist of a low coped harled wall along Minister's Brae, complemented by replacement cast-iron railings.
