Description

Detached three-bay single-storey with attic-storey rendered house, built circa 1930, with oversized central dormer to the front roof pitch and a later return added circa 1950. The building is rectangular on plan, facing west, with a gable-ended two-bay return to the rear.

The roof is hipped with artificial red slate and terracotta ridge tiles. A pair of tall redbrick chimneys with cement coping and terracotta pots rises from the structure. Terracotta ball finials crown both the front gable and the rear return gable. Cast-iron rainwater goods are fixed to timber box fascia. The walls are rendered with ruled-and-lined cement finish and a plinth course. All window openings are square-headed with concrete sills. Door openings are also square-headed.

The symmetrical three-bay front elevation features the oversized central dormer with a replacement timber casement window. The ground floor has original tripartite timber casement windows with pronounced transoms flanking a central door opening. This door is vertically panelled timber with a 6-pane leaded coloured glazed panel. A pair of ocular openings and fixed-pane steel windows flank the door. The door opens onto two concrete steps leading to a gravel front path through the raised front garden.

The north side elevation, incorporating the side elevation to the return, contains a single window with a single-pane timber sliding sash. The east rear elevation shows a single window to the main house and a gabled return elevation with two ground-floor window openings and a further attic-storey window. The attic windows are single-pane timber sliding sash, whilst the ground-floor return windows are replacement timber casement. The south side elevation has two windows to the main house (original bipartite timber casement) and the set-back return has a single vertically-sheeted timber door with glazed panel and a square-headed window with single-pane timber sliding sash. This door opens onto a gravel rear area descending into the rear yard.

The front boundary is formed by a raised lawn enclosed to the road by hedging on a ditch, with a central gravel footpath descending four concrete steps to a wrought-iron gate on concrete piers. A landscaped lawn to the south of the house on a triangular plan is also enclosed to the road by hedging. The rear yard contains a pair of corrugated iron structures and a later timber structure arranged around the north, east and south sides.

The building is first shown on the fourth edition Ordnance Survey map of 1953 on part of the Beltrim Castle estate. Valuation records first mention it in 1935 as the property of Jos McDowell, valued at £6 5 shillings, comprising three rooms and a kitchen downstairs with a room in the loft. By 1937, Joseph Dobbin is recorded as the occupier, with the value revised to £5 10 shillings. The valuer describes it as a "small, new bungalow". The building represents a good example of early 1930s architecture in rural Northern Ireland, retaining many original features, though it is of a late date and not among the best examples of the type.
