Description
No. 10 Waterside is a three-storey-with-basement, Georgian-style terraced building, two openings wide and rectangular on plan, constructed around 1850 as part of a phased terrace built between approximately 1846 and 1854. It was designed under the supervision of Samuel Angell, the Worshipful Company of Clothworkers' surveyor in Ulster, and Stewart Gordon, and forms part of a largely homogeneous southern terrace that defines one of the principal approaches into Coleraine via the nearby Old Bridge.
The building sits on the western bank of the River Bann, on what was historically a suburb of Coleraine known as the Killowen Parish area, now called Waterside. The principal elevation faces north and fronts directly onto the main thoroughfare into Coleraine town centre.
The roof is pitched slate with blue-grey angled ridge tiles. A brick chimney to the right abuts that of the neighbouring terrace and carries multiple terracotta pots. Half-round cast iron rainwater goods are mounted on a plain timber fascia to the boxed eaves. The external walls are painted smooth render to the front and unpainted render to the rear. Window openings are flat-arched with plain reveals and painted projecting sills, and are glazed with 6/6 timber sash windows unless otherwise noted.
The principal north elevation has two windows to each of the upper floors. The ground floor has been modernised and features a timber replacement shopfront with a timber fascia supported on scrolled brackets and pilasters, with two modern glass openings to the centre. To the right is a replacement timber and glazed door; to the left is a four-panelled replacement timber door with a plain glass transom over.
The east elevation abuts the neighbouring terrace. The south rear elevation contains an enlarged opening at second-floor level with a modern timber and glazed door inserted, and an external timber stair that abuts it, extending down to the flat roof of the return below. To the right side of this elevation is a full-height gabled return with enlarged openings fitted with timber casements to the upper floors and small casements to the left cheek. A separate flat-roofed and parapetted return abuts the remainder, with two small casements to the right, a metal-sheeted door to the left, and a timber stair descending from the roof, connecting to a further stair leading to the rear yard, which abuts the return of the neighbouring western terrace. A plain timber door gives access at basement level. The west elevation abuts the adjoining terrace.
The rear yard is bounded by a rubblestone wall to the east and by the return of the neighbouring terrace to the west. At the far south of the yard stands a two-storey, gabled, brick and partially rendered original outbuilding, formerly a stable. It has a pitched slate roof and is three openings wide. The windows are boarded up, and the north elevation has a large segmental-headed opening to the left side braced by a deep timber lintel; this arch continues through to the south elevation but is closed by timber-sheeted and braced doors. The south elevation is roughcast, the east elevation is blank, and the west elevation abuts a neighbouring outbuilding.
The terrace as a whole is characterised by restrained detailing, rendered walling, and tall narrow frontages with large, regular fenestration patterns over shopfronts, representing the typical urban form of living accommodation over a shop. The integrity of this character has been largely retained across the upper floors, though incremental changes to the ground-floor shopfronts over the decades have eroded some historic fabric. Field evidence suggests the façade of No. 10 differs slightly from others in the terrace, and it may represent one of the first two houses erected on the south side — one built by the Clothworkers' Company and one by Patrick McLaughlin — before a more uniform elevation was specified for the buildings that followed.
Historically, this area passed under direct control of the Worshipful Company of Clothworkers in 1840 when an earlier lease expired, following a period of general decline caused by absentee landlordism. A programme of improvement followed, including a new bridge of increased height built around 1844 to replace a previous timber construction of around 1735, along with stabilising works to the western river embankment. The raising of street level on the Killowen side to match the new bridge affected the existing buildings, and it was decided to demolish and entirely rebuild the Waterside area to create a more dignified entry into the Company's estate. The Clothworkers' Arms Hotel, erected around 1846, marked the first stage of the new development and established the architectural standard for the scheme. Demolition of the neighbouring houses began in 1847, and the southern terrace was erected first to provide visual balance to the newly isolated hotel opposite. The terrace was completed around 1854, by which point the Clothworkers' Company had spent approximately £4,000 on the erection of houses in the Waterside area. As noted by James Curl (1986), the plain, balanced, and unembellished style of the terrace reflects a conscious decision by the Company to avoid the excessive ornamentation adopted by other London Companies during this period of widespread architectural improvement.
In Griffith's Valuation of 1856, the house and outbuildings were first recorded as occupied by Davis McKeag and valued at £20. Ownership transferred to Sir Hervey Bruce around 1872, and the valuation remained unchanged until the mid-20th century. From 1898, Patrick McLaughlin — proprietor of the neighbouring terrace — also occupied this property as a licensed house until 1924, after which it was occupied by a succession of persons, culminating with Andrew Fieffi, who ran a shop on the ground floor. Field evidence indicates that the small rear return has been slightly altered in recent decades, though the outbuilding lining the rear yard survives.
The building has group value with the other listed buildings in the terrace, and the southern terrace as a whole remains important to the visual balance of Waterside, presenting one of the only coherent street facades within the town.
