16 Maryville Park is a large, detached, rendered house with a flat roof finished in Vulcanite, potentially the earliest example of a flat roof in Belfast. The house is located within the Malone Lower townland and the wider conservation area. While the original architectural character has been altered, the Vulcanite roof remains a notable feature. The building has undergone extensive changes, including the replacement of original windows with uPVC windows, a large extension to the rear incorporating a roof garden, and the construction of a dwelling within the original side garden, significantly diminishing the original setting. A partial survey was undertaken, concluding that the building does not warrant a full survey due to its limited architectural interest.
