Description

Dunedin House is a house dating to circa 1835, situated on The Quay in Dittisham. The building is constructed of stone rubble, with a rendered front and a rendered stud wall at the rear. It has a slate roof with gabled ends, deep eaves, and black glazed ridge tiles. Brick gable end stacks are present, with the right-hand stack featuring yellow clay louvred pots.

The original plan included two principal front rooms, a central through passage, and a straight staircase behind the right-hand room. A single-storey outshut extends to the rear, containing shallow service rooms. This outshut may be an original feature or a later 19th-century addition, and has been heightened on the left-hand end. It is said to have originally been one house with Dunedin Cottage.

The east front is symmetrical with three windows, and features 12-pane sash windows. The ground and first floor windows are original, while the second-floor windows are later 19th-century replacements. A central doorway now has a 20th-century glazed door and a 20th-century glazed gabled porch. The rear has a single-storey outshut with a corrugated asbestos lean-to roof, which has been heightened at the right-hand end.

Inside, most of the early 19th-century panelled doors remain. The ground floor fireplaces have been altered, and the staircase behind the right-hand room is without a balustrade.
