Description
This is an 18th or early 19th century farmhouse that has been extended and converted into three separate residences in the mid-20th century. The building is constructed primarily of local rubble stone, with timber casement windows. Parts of the south gable wall and most of the east wall of a 20th-century range (Joffer’s Cottage) have been rebuilt using concrete block. The front roof is slate, while the rear roof is concrete tile. One chimney is built of stone and has a brick stack, while the other has a slate-roofed clom oven.
The original farmhouse is a two-storey, single-depth rectangular building, with a later two-storey range added to the rear (east) to create a double-depth layout. A further extension to the south-east provides additional space for a staircase and bathroom.
The external elevations are largely painted rubble stone, although the projecting chimney breast on the north side is unpainted and retains a slate-roofed clom oven. The symmetrical front facade has three bays, with a central 19th-century four-panel door protected by a slate hood supported on boxed bearers. Ground-floor windows feature segmental arches (with timber lintels above) and contain 19th-century 16-pane timber sash windows without horns. A small opening has been inserted on the north side, to the right of the chimney, and a door with a slate hood (leading to Old Farmhouse) is positioned to the left. Further to the left, a modern window is accompanied by a 20th-century bow window above. The rear elevation, specifically Joffer’s Cottage, is mainly of modern construction, although the south end of the rear wall incorporates a section of an earlier outshut.
The central hallway (Honey Cottage) features a stone flag floor and a timber staircase likely dating to the 19th century. This staircase is built within chamfered beams. Panelling and a plain balustrade are found at first-floor level. A principal ground-floor room has a window seat and ceiling beams. The room directly above has a replaced late-19th century fireplace and window seat, and both rooms contain 19th-century doors. The staircase is separated from adjacent rooms (Old Farmhouse) by a modern partition wall. Old Farmhouse incorporates an 18th/19th-century inglenook with a clom oven at the north end, and a window seat on the front wall. A mid-20th century staircase has been inserted in this part of the building. The roof of this range contains five pegged 18th/19th-century roof trusses, regularly spaced, although other roof timbers are modern. The rear wall has a raised height and an opening on the Old Farmhouse side. Joffer’s Cottage has no significant historic features.
Pursuant to planning legislation, the modern fixtures, including Joffer's Cottage, are not considered to possess special architectural or historic interest and are excluded from the listing.
