Description

12 Northampton Street is a house built after 1819, with a later addition of a second floor and 20th-century alterations. It was designed by GP Manners. The building features limestone ashlar on the front and rear, with a double pile roof that has a parapet at the front, and double Roman tiles on both the front and rear. The left side has a coped party wall with two truncated ashlar stacks.

The exterior consists of three storeys and a basement, with a two-window front. On the first floor, there is an eight-over-eight sash window in a plain reveal with a stone sill and a wrought iron balconette to the left, and a similar six-over-six sash window to the right. The second floor has two six-over-six horned sash windows in plain reveals with stone sills. The ground floor features an eight-over-eight sash window to the left in a plain reveal with a stone sill, and to the right, a six-panel door with reeded and fielded panels, voided corners, and a fanlight in a round-headed splayed reveal. The basement has an eight-over-eight sash window in a splayed reveal, partially above ground with grating in the pavement, and a small 20th-century single-pane window in the plinth to the left. The building has a plinth, a moulded cornice over the first floor, a small moulded eaves cornice, and a coped parapet. A wrought iron footscraper is attached to the plinth to the left of the door. The rear elevation has six-over-six sash windows.

The interior has not been seen. The history of Northampton Street and the adjacent development began around 1791, designed by Thomas Baldwin as a trustee for William Pulteney. The work continued from 1794 after the bankruptcy of the principal contractors, with elevations on leases signed by Thomas Chantry and John Pinch, which was Baldwin's first major work. The completion occurred after 1819, with plans and elevations on leases for 12 and 25 signed by GP Manners. The lower part of the street was significantly impacted by bomb damage in 1942 and subsequent redevelopment.
