Description

39 and 40 Avenham Road are a pair of town houses, with No. 40 currently functioning as an office and incorporated with No. 41 to the right. They were likely built between 1822 and 1825 and have been altered since. The houses are constructed of red brick in Flemish bond, with sandstone dressings and a slate roof. They feature a double-depth plan, with each house being single-fronted and having a back extension.

The buildings stand two storeys high over cellars and have two bays plus two bays, adorned with a plain frieze and a moulded cornice. Each house has its doorway to the left, accessed by three and four steps respectively, but they differ in design. No. 39 has a doorcase with engaged Tuscan columns, square abaci, a plain frieze, and a prominent moulded cornice that slightly overlaps with No. 38 to the left. It has plain jambs with imposts and an elliptical fanlight above a modern glazed door. In contrast, No. 40 features a round-headed doorway with an architrave that includes set-in Tuscan quarter-columns, a panelled door, a plain lintel, and a semicircular fanlight. Additionally, there is a raised lobby doorway to the left, served by the same steps, with a moulded architrave.

All windows in both houses are unhorned sashes without glazing bars, featuring raised sills and wedge lintels. To the left of No. 40, there is a lead downspout, with the bottom section replaced with iron. Each house has two chimneys, one on each side of the ridge. The rear and interiors were not inspected. It is believed that No. 39 was designed for owner-occupation, while No. 40 was intended for tenancy. The architectural details closely resemble those of Nos. 37 and 38 to the left.
